Hotel Management

Ashler is primarily a hotel management company, providing professional administration of full- and limited-service hotels. Our management approach focusses on introducing improvements in six key areas:

  • Staffing ... Ashler introduces improved selection, training and motivation of staff.
  • Management ... Ashler provides experience, knowledge and skills from its team of professional hoteliers for the purpose of improving the competence, industry expertise, training and leadership abilities of the on-site hotel management.
  • Administration ... Ashler minimizes on-site administration by centralizing at our offices the accounting and other administrative functions.
  • Marketing ....Ashler prepares and continually updates marketing plans for each of its managed hotels in order to properly position these properties in the marketplace.
  • Property Operations ... Ashler introduces preventative and on-going maintenance programs to protect the hotel’s physical plant and asset value as well as to meet the expectations of guests.
  • Asset Maximization ... Ashler undertakes periodic physical reassessments of each managed hotel in order to determine how investment returns might be improved by implementing changes in the physical structure.

Ashler is an agent of the Owner and provides them with competent senior management that oversees all aspects of the property. The specific services provided include:

  • Implementation of appropriate control and reporting systems
  • Preparation of annual operating and capital budgets
  • Supervision of on-site management and staff including selection, hiring, directing, training and, if necessary, termination.
  • Maintaining appropriate operating procedures and systems as required by the hotel
  • Preparation of timely periodic financial statements
  • Maintaining all necessary licenses and permits in the name of the Owner and at the expense of the Owner
  • Preparation of annual marketing plans and on-going direction of advertising and promotion programs for the property and using all reasonable efforts to sell room nights and food & beverage products
  • Maintaining a positive employee morale and suitable working conditions. Should it be required, we will also negotiate any collective agreements with the employees' union
  • Establish competitive room rates, food & beverage prices, and discount policies
  • Oversee the maintenance and condition of the hotel and undertake such repairs and maintenance as and when necessary
  • Purchase of required inventories and supplies
  • Negotiation and control of service and maintenance contracts
  • Administration and negotiation of tenant leases (through our real estate affiliate)
  • And, such other matters as might be required.

Ashler’s team works through on-site management to bring to the property the advantage of a consistent management style while expanding the skills, knowledge and experience upon which the hotel and its Owners can rely.We view sales and marketing as principally a property-based activity. Under the specific guidance of senior Ashler professionals and enhanced through economies of scale, hotel managers are required to be actively involved in establishing and implementing a marketing program best-suited to the property.Of particular importance to the management of hotel properties is accurate and timely financial information. All monthly hotel accounting including payroll, accounts payable and monthly bookkeeping is centralized off-site in order to improve efficiency and reduce hotel payroll. Full financial statements, based on the Uniform System of Accounts for Hotels, along with general ledger listings are submitted to the Owner each month.
