As Asset Manager, Ashler acts as the Owner’s representative and advisor. Our role is to assess the property and monitor the performance of the hotel to ensure good business practices and compliance with the objectives of the owner. Whether the hotel is operated by an on-site manager or by a third-party management company, Ashler provides a level of protection for the owner as well as providing them with advice and guidance. Management of a hotel is critical to its success and Ashler can work with the Owner in the selection of on-site managers as well as in the selection of, and negotiation with, third-party hotel management companies. We will also analyse the hotel property to identify any hidden value including under-utilized or ‘redundant’ assets. This analysis will also evaluate the potential for increasing property value and make recommendations for strategies that will best lead to realizing that potential. In this regard we look at both the revenues generated by a property, assessing the potential to improve them. But equally important is our monitoring and analysis of expenses. It is here that the most rapid improvements to net operating income can be made.
